Must follow fire the normal movement rules? For exemple, if there is a sealed door (obstacle), can I use pyromaniac to put a fire token in an adjacent space through it? Can I put a fire token in any adjacent room (event though if there is a wall -without door- between the two spaces)?

I believe you should follow the normal movement rules, which means the two rooms should be connected by at least one available door.
Because in scenario 3 some map tiles is placed adjacent to each other but it could be desgined for saving the spaces for your table. The cave is underground so you need a ladder to access it. So it doesn't make sense you can burn it through the wall (red line). And since keeper could ingore obstacle or lock cards so you need first spread the frie to the furance room, then burn the cave areas...
As for the sealed door token, usually it is placed between wall and door, I think they should count as wall. So if even keeper cannot go through it, how is possbile to burn through it.

I mean sealed door "lock card", not token.

Opps~That got me stumped......I forgot there is ladder and vent in the scenario 3....
The rulebook states "The spaces are considered adjacent for movement purposes only " in page 13, so I think feature is exclued for pyromaniac...
But there is also a Mythos card named "Darkness Below", which can be played in the space with ladder or stairs to place a darkness in the adjacent room. If card is played in a room with ladder, I assume that the darkness should be placed in another room with ladder.... Otherwise that will be very strange... Since the card text is not so detailed about the effect of room with ladder or with stairs, it seems just consider two ladder contained rooms as adjacent and not for movement purposes.....
Better to contact FFG for this issue...

Finally, I have received the answer from Corey, and his answer was:
"Fire may only spread to adjacent rooms using normal movement rules. IE: It cannot spread through a wall or sealed door, though it can spread through a locked door."
So, do you think that it can move trhough vent feature markers?
To me, vents (and ladders) count as "special" movement and aren't covered by "normal movement rules".

Yes, but only monsters can pass through a lock card. Investigators cannot. It is an special movement rule, and fire can do it, like monsters
The rule concerning monsters and locked doors is explained under the headline "Moving Monsters". That's as normal as it gets.
