Does anyone know of a good keyword reference guide or one pager someone in the community created? I really enjoy the game but struggle with memorizing all the keywords and what they do.

Yeah there are too many keywords to fit on a single page.
However, you can copy/paste text from the RRG! Just copy each "(...Keyword)" section into a Word doc or something and print it out!

Most likely will serve you much better as it did for me, You can categorize and all that however you like things ordered. In mine, I went a step beyond by adding notes like rule clarifications and strategies for some examples.

A collated list of keywords for legion would be great the sheer amount in this game is just crazy. Every time a new unit comes out it add a least 1 more keyword into the game. Its a lot to remember especially if you only play one faction as my chosen faction uses only some of them.

Again, this collated list is called the rules reference guide. It is collated alphabetically, and even has an index. And the RRG normally has the most up to date wording (rarely an update can be found in the errata before it gets added).
It isn't like the keywords are spread out randomly (Weapon keywords grouped separately from infantry keywords which are separate from vehicle keywords) and only one of them shows up in the table of contents.
For quick references though, you are likely better off making your own cheat sheet with just the keywords your army utilizes.
I've been thinking forever to make a real-time dictionary webapp in Asp.Net, but I'm just lazy AF (and I don't know of any good free hosts to put it on).
I'll probably do it right now (the programming at least) while I wait for someone to play on TTS.
EDIT: Not sure why I made it complicated. Just made a ultra simple prototype in HTML + JQuery (all in one HTML file one can download and run on any browser). Just need to copy paste all the rules.
I made my own for referencing keywords that require certain range, whether they require LOS, and for the meaning of die rolls i.e. resilience checks. For more intricate interactions we search the RRG.

Proof of concept (HTML includes some JQuery by me, and calls to a bunch of safe CDNs).
It should run in any browser. I only bothered copying the first 2 detailed rules off the glossary, but it'll require extensive formating, so I probably won't ever bother finishing it.
