Do sight tokens get removed & reveal new tiles as soon as someone moves into "line of sight"? Is there range involved? How does this work?

The app should say something along the lines of "an investigator in this space may remove this token to reveal an adjacent room tile". It does NOT cost an action (unlike an explore).

Yup. Basically, when in doubt and you're not in the mood to look at the Rules Reference, click on the token and read the instructions

But what's not clear is do you have to be in the space with the sight token or in the room with the sight token or in range of the sight token?

If you tap on the sight token it tells you exactly this. Considering it doesn't cost you an action, you may do it whenever you want. Also, when the room is set up, the app should tell you. Usually it's enough being on the tile, but considering there is no general rule, tap on the token and read

What was confusing for us at first was starting in a tile and being able to reveal all the sight tokens right at the start. We thought "Why wouldn't you just display all the tiles?" Later on, we learned there are times you don't want to create new paths or reveal new things until you absolutely have to. It all depends on the scenario. So we learning not to overthink things and just go with the flow.
